99 Spadina is a heritage commercial building located in Toronto’s historic “rag trade” district, now proudly listed on the City’s Heritage Registry. Originally constructed in 1910 to house the heavy machinery of a woolen mill, the building has been thoughtfully restored and repositioned as a contemporary hub for creative and technology-driven businesses.
Overview
Chard undertook a careful restoration of 99 Spadina, stripping away stucco, repointing the original brickwork, and refinishing floors and exposed wood beams to reveal the building’s authentic industrial character. Leveraging the structure’s sound mass timber footings and beams, two additional floors of office space were seamlessly added, expanding the building’s capacity while preserving its historic integrity. The result is an exclusive, light-filled creative office environment that blends heritage craftsmanship with modern functionality.

The Neighbourhood
